Eviction Process in Arizona

At Lake Havasu Property Management we keep current on the eviction laws in the state of Arizona. Evicting a tenant in Arizona is much easier than other states such as California.

First of all, Lake Havasu City Property management is proud of our low eviction rate.  We have about two evictions per year, this is because of our stringent background checks.

At Lake Havasu City Property Management and in Arizona we can evict tenants for the following causes. Of course, the number one issues is not paying rent. We can also evict on a breach of the lease agreement terms and committing crimes or Lake Havasu City code enforcement violations. This can also include such issues as having an animal that is not in the lease or having multiple occupants that are not specified on the lease.

If the above mention occurs, we need to give a written 5 day or 10-day notice depending on the situation. For example, to either pay rent or comply with the terms of the lease agreement. If the tenant fails to comply, we can start the eviction process.  At Lake Havasu City Properties we have attorneys that will represent us during the eviction process.

In certain circumstances we can require the tenant to move out of the home immediately. An example of this would be firing a gun on the property or a homicide, sale or using illegal drugs or harmful assaults.

If our tenant is on a “month-to-month rental agreement we can require the tenant move out for any reason with proper written notice. If the tenant doesn’t move out, we can start the eviction process.

At Lake Havasu Property management one we start the eviction process it takes about 7 days to get a court order for the tenant to move out. The judge will give the tenant 5 days to move out after the court order.  If the tenant doesn’t move out as ordered the constable with lock the tenant out.

Lake Havasu Property Management can typically resolve most situations amicably.  We have a low eviction rate, the reasons for that is our stringent screening prior to occupancy.
